What to compare
- Size of portfolio: is the system built for one facility, a handful, or hundreds? Some vendors focus on large operators.
- Daily office work: move-ins, payments, delinquency and auctions, reports. Ask for a demo built around your own week.
- Payments: who processes them, the fees, and how autopay works.
- Online rentals: whether the system offers its own online rental or checkout, and which website platforms it connects to.
- Access control: which gate and lock systems it works with.
- Integrations: what can connect to it (website, call center, revenue management, insurance or protection plans), and how deep each connection goes.
- Moving your data: how they bring your tenant data in, and how you'd get it out if you leave.
- Support: hours, response times, and who you talk to.
